PURCHASE AND SALE
The commission is charged as a percentage of the total amount of the purchase price and it is paid on the day of authentication of the Preliminary Contract, Contract or receipt of the down payment.
Brokerage Commission during the purchase and sale of real estate is charged from the seller in the amount of 3% (minimum amount of commission is €500 in RSD equivalent)
EXCHANGE
Commission is charged from each party in the exchange amounting to 2% of the real estate value acquired by the party in exchange (the minimum amount of the total commission is €500 in RSD equivalent)
LEASE
Commission is charged as a percentage of the total agreed monthly rent and it is paid on the day of closing the deal.
Brokerage commission during real estate rental is charged from the lessor (property owner) in the amount:
Minimum: 50%
Maximum: 100%
The compensation in case of unjustified failure to complete the initiated brokerage at the order of the client (in the case when the Broker acted on the order of the Client and fulfilled everything ordered) amounts to:
real estate visit - 3,000.00 RSD
daily advertising - 400.00 RSD
checking and completing documentation for the sale of real estate, scheduling an appointment with the Notary Public - 1% of the estimated real estate value
OTHER SERVICES
The service of preparing, checking and completing documentation for the sale of real estate, scheduling an appointment with a Notary Public (without brokerage in real estate transactions) amounts from 0.5% to 1% of the real estate estimated value.
Preparation and submission of documentation for registration in Republic Geodetic Authority (RGA) - Real Estate Cadaster Office (RECO) Kragujevac or ZK amounts to 12,000.00 RSD.
Preparation and submission of documentation for the Republic and local tax administration amounts to 6,000.00 RSD.
Submission of documentation for registration in RGA RECO Kragujevac or ZK and the tax administration amounts to 3,000.00 RSD
The assessment of the real estate value without participating in its sale and without hiring an authorized court appraiser amounts to 5,000.00 RSD.
The assessment of the real estate value without participation in its sale, with the engagement of an authorized court appraiser, amounts to 18,000.00 RSD.
Professional consultations related to the real estate sale and rental (without participation in sales and rental) from 1,000.00 to 30,000.00 RSD.
Maintenance and accounting of the rented real estate amounts from 3,000.00 to 30,000.00 RSD on a monthly basis.
Scheduling an appointment with a notary public is 6,000.00 RSD.
Drafting of contracts of various types from 12,000.00 up to 60,000.00 RSD.
Creation of authorizations, declarations, consents from 6,000.00 up to 12,000.00 RSD.
Everything else not provided for in this price list shall be contracted directly with the broker’s responsible person.
This price list for services is an integral part of the General Terms and Conditions and the Brokerage Agreement, and is applicable from January 1, 2014.
